HX4, Exchange Tower
Located within the 9-acre, private waterside Harbour Exchange campus HX 4 offers some of the most flexible and best-connected grade A office space in London today.
Global real estate investor, developer, and manager, GAW Capital Partners on behalf of Asian investors enlisted Structure Tone to reinvigorate the dated space to create two independent CAT B customizable “plug and play” workspaces following the previous tenant’s lease break.
Levels 1 & 2
The fully fitted CAT B fit out of the first and second floors were designed for connectivity, with Cat 6 communications wiring and WiFi installation, allowing tenant connectivity across both floors from Day 1.
Designed in-house by Structure Tone’s Detail and Build interior designers, the modern, new spaces expanded on SpaceLab’s initial concepts. New AV provisions, floor boxes and new DX units were installed into newly formed meeting rooms for flexibility and comfort. Common areas benefited from a new access control system and new floor boxes. A new data cabinet and comms room was installed on the first floor to serve both levels. Four fan coil units were relocated to suit the new layouts.
Additional upgrades were made to existing toilets to include new disabled alarm, sensor taps and sensor urinals with new tiled walls and flooring throughout to include new cubicle system to each.
Designed in a sophisticated colour palette with high-quality furnishings and new wayfinding, both workspaces included modern open plan tea-points with the latest appliances and new leak detection system, meeting rooms, private offices, open desking, and a corner boardroom overlooking the river.
Challenges
With all buildings of this age, the lack of as build drawings, and information is a critical issue. This meant that our validations and reporting took on even more importance to ensure workspaces compliance to current regulations.
During validations, we discovered a number of services, including COMMS and AC systems were connect as a result of one tenant occupying on both floors. These had to be separated to independent systems and fed through the tenant’s power supplies to allow independent operation.
Additionally, we discovered a depression in primary air flow from the base build AHU to the floors. Through extensive investigation and commissioning, the air was returned to optimum levels.

With a team skilled and experienced in elements of design and construction, we were able to partner with the consultants and client team to tackle any challenges that arose, from services separation issues and data upgrades upgrades to the roof and AHU commissioning.
The result is healthier and more vibrant workspace that will improve tenant productivity, wellness, and retention delivered in only 12 weeks.
