A transatlantic journey of collaboration and precision delivers a new London home for one of America’s leading universities.
Northeastern University’s London campus is growing fast and its ambitions are growing with it.
With student interest surging, the university set out to reimagine its learning environment, expanding the facilities to support a growing curriculum within life sciences and academic research.
And so, the vision was born: to build 100,000 sq ft of high-spec educational space across four floors of NUL’s occupied building.
A lesson in the importance of partnership
The complexity of this expansion required a smart, flexible approach. We worked with Northeastern University on a procurement strategy that would enable early access to allow the university to occupy part of the site ahead of full completion.
Taking a hybrid, solution-led route, we accelerated Phase 1 through early-stage design engagement, collaborative contractor partnership, and fixing work packages from Stage 2 information.
To achieve this, we sought an early partnership with an MEP consultant and specialist UK teaching lab expert, bringing their expertise on board from Stage 3 onwards, enabling detailed design development alongside procurement.
While completing the project, the landlord began the process of selling the building. We were asked by the NUL client team to support them in ensuring that all validations on the project were of the correct standard to protect them if/when the building was sold.
To tackle this challenge, we employed a specialist to assist in monitoring and carrying out additional validations of the building on behalf of NUL. In doing so, we were able to help in protecting the client team by ensuring that any issues identified, such as problems with the fire compartmentation, could be rectified correctly so costs could be recovered.
Where Boston meets Britain
Delivering the client’s vision meant bridging an American academic specification with British Building Safety Work Act requirements. From the outset, the project team had to ensure lab designs met UK compliance standards for gas safety, air quality, HVAC, and overall MEP systems. Meeting these standards included removing sections of the façade to facilitate complex Louvre Installations and a challenging crane lift on the roof with a full plant space install.
The specialist lab areas on levels 7 and 8 also called for the installation of specialist compressed air installation to the lab benches and future use Nitrogen install, as well as bench gas services and de-ionised water provisions adding to the complexity of the install.
James McMillan, Project Manager on site, comments: “The regulations in the UK are different from those in the US, so we couldn’t work from Northeastern’s usual specifications. We brought in a consultant who works with top UK pharmaceutical clients to ensure everything met the right benchmarks.”
Double the number of students, endless potential
The project saw delivery across two overlapping phases:
- Phase 1: Transforming Level 5 into open-plan teaching rooms, breakout zones, huddle spaces, and support areas. From Stage 3 design to practical completion, it was wrapped in just 22 weeks, snag-free. This was no small feat and relied on proactive engagement, staged procurement, and rigorous planning.
- Phase 2: The remaining three floors brought even more complexity, including biology and chemistry laboratories, high-spec AV spaces, academic offices, and technical infrastructure. Delivered as a Design & Build contract from Stage 3, the project demanded tight-knit collaboration with our consultants and supply chain partners to meet exacting lab standards within firm timelines.
The completed Cat B fit out showcases 100,000 sq ft of inspiring learning environments, from individual study pods and classrooms to high-performance science labs and technology-rich facilities.
Divisional Director Joe Denty explains: “This new space will allow the university to develop its life sciences programmes and accept double the number of students to enrol here in London. It’s very exciting.”
Global connections, local expertise
Northeastern University has been a long-standing client of Structure Tone Boston, making it especially meaningful to develop this partnership as part of Northeastern’s global expansion. Joe and James visited the Boston campus, strengthening the transatlantic relationship and gaining valuable insight to inform the London project.
“It’s been a tremendous experience to build these relationships in person with our U.S. client,” says Joe. “Being part of the STO Building Group (STOBG) network has helped us deliver on the commitments we made to Northeastern University from the outset.”
The sky’s the limit
To celebrate the successful delivery, a handover event was held at London’s Sky Garden, attended by the client, consultants, and supply chain partners.
“The level of teamwork and diligence throughout has been exceptional,” adds Elena Panagiotidis, Managing Director of Siren Design. “It’s a project we’re all proud of.”
With final sign-off completed in time for the new term to start, NUL sits as an academic landmark in the City of London.
