8 St. James’s Square, Mayfair
Global hedge fund owner expands business and enlists Structure Tone to complete the fit-out of its new Mayfair London HQ. Guided by our client’s representative, RPM, HLW Architects and Medland Metropolis, Structure Tone was appointed to complete a full CAT B fit-out over the entire second floor of 8 St. James’s Square, together with reconfiguring the cubist and trading areas on the first floor. With the intention of attracting the best industry talent available, all spaces were finished to an extremely high specification, including sound-proofed Optima double-glazing partition systems, vaulted plasterboard ceilings with decorative finishes, premium Landou wall fabrics, and bespoke joinery with a herringbone motif. A sophisticated lighting design subtly completes the look and feel of an installation in keeping with the location and client expectation. To support the 70 newly fitted dealer positions, Structure Tone also installed a brand-new communications room, UPS, and generator and overhauled the IT infrastructure.
Working in such a logistically limited district as Mayfair presented a number of challenges. The space is surrounded by art galleries and other tenants, who remained in operation throughout construction. We developed a plan to coordinate closely with building management to communicate every stage of the work to minimize any disruptions. The high-end finishes and features of the space came with long lead times, which posed additional scheduling challenges. From the joinery, flooring and lighting to the UPS, switchgear and CRAC units, Structure Tone worked with the project team to develop a detailed programme for both offsite and onsite production and installations. Ensuring the trading floor operated at the highest levels also meant integrating with the supply chain and IT consultants, PTS Consulting, to ensure the trading desks were installed accurately and properly tied into the office’s complex power, IT systems and furniture solutions.
To accelerate the reopening of their UK HQ, we were requested to reduce the agreed programme by four weeks. But our Structure Tone team, the consultants and our supply chain were ready for the challenge. Embracing a ‘One Team’ approach, we sensitively but quickly identified programme savings without affecting quality – a solution that delighted the client.
Ultimately, the Structure Tone team navigated and leveraged these challenges to keep the project on schedule and deliver the sleek, modern workplace, whilst managing the client’s expectations |
