Trimark Properties Ingenuity Office Building
Trimark intended to increase available office/research space within Innovation Square. Other than repurposed buildings, Innovation Square previously lacked any large office/research space to lease or purchase. Innovation Square was also devoid, except for space within Florida Innovation Hub, of Class A or above office/research space. Absorption of repurposed space was brisk, thus prompting several conceptual plans for new office/research stock in order to meet anticipated demand.
The key components of this project were as follow A+ Office Building – approximately 63,000 Building Gross Square Feet (BGSF) of new construction including Four (4) stories, Shared Common Core for future addition, Core and Shell build out, and On-site surface parking and storm water retention.
Infrastructure including, but was not limited to: utilities, roadways, access points, signage, landscaping and lighting to complement the new building and future expansion(s) The new office/research building allows Trimark to provide accessible parking via the existing surface lots. Consideration of access to the site, laydown areas for construction, parking for construction, and overall protection of the existing surface lots was ensured throughout the process.
After completing Trimark Properties’ Ingenuity Building in 2018, Ajax was brought back in 2020 to do a build-out on the first floor as their intention was always to increase available office and research space within Innovation Square. This project was an approximately 8,700 SF interior build out of Class A office space near downtown Gainesville. It included three suites complete with conference rooms, full kitchens, custom architectural woodwork, restrooms, IT rooms, and extensive MEP coordination to ensure a clean presentation of overhead utilities due to the exposed ceilings. Construction took place while the building was occupied, so Ajax took care to coordinate with the 3rd and 4th floor tenants as well as the owner to ensure minimal disruption to the building.
This project was completed ahead of schedule which is remarkable, since the COVID-19 pandemic began about halfway through. The team responded well, implemented necessary safety precautions and completed about two weeks early.
