Biomerics
Specializing in the development and production of medical devices, Biomerics made the decision to relocate their corporate offices to Salt Lake City. Layton performed the tenant improvement of the existing building—providing corporate offices, engineering offices, clean room manufacturing spaces (Class ISO 8), and research and development labs. A completely new mechanical system was installed, which included the addition of chillers, boilers, cooling tower, air handling units, deionized water systems, and both compressed air and purified breathable air systems. The project also included structural upgrades, reworked electrical systems, and new restrooms.
Throughout the complex project, the team encountered multiple challenges and worked diligently to come up with solutions to maintain the schedule. For instance, the amount of intricate systems installed presented some difficulty in ensuring all worked together with the existing systems in the building. The team held several design meetings upfront with engineers, owners, and subcontractors to understand the design and review how components went together—which was then communicated to the trades. In some cases, the subcontractors presented a more cost-effective way to achieve the end result and, once reviewed and confirmed by the engineers to be an accurate method, those suggestions were able to save the owner a substantial amount of money.
One key to the project’s overall success was the team attitude toward working through problems and concerns. This was an abandoned building to begin with, which presented a plethora of problems from the beginning.
