Structure Tone London successfully delivered a transformative fit-out project for Page Group, one of the world’s largest recruitment companies specialising in more than 20 sectors. Page Group’s primary objective was to merge their existing two offices into one unified workplace at 80 Strand, enhancing their employees’ quality of life. This ambitious goal came with its share of challenges, but it also presented exciting opportunities for innovation.
One of the critical challenges was the tight timeline. To overcome this, we worked closely with the professional team, offering early buildability and programmatic advice to maximise the two-stage process. Our mission was clear: we had to meet the agreed-upon deadline, no matter what.
Logistics posed another challenge, with a partially occupied building and noisy works planned like drilling into slabs and cutting booths. This meant noisy works and other disruptive activities were carefully scheduled during out-of-hours periods to effectively minimise noise and dust and ensure smooth operations for building occupants.
The Grade II listed heritage building status also introduced unique considerations. It impacted existing lift lobbies and required planning approval. Nevertheless, we worked closely with the landlord and planning authorities to ensure the programme was not impacted. Additionally, we had to work around existing services, which added further complexity to the design and construction process.
Our design involvement began at stage 4, where we took the lead in coordinating various design elements. While there were traditional design scope elements, such as joinery and fire alarms, we also focused on addressing design gaps and ensuring a cohesive, high-quality product.
Our commercial approach included value engineering options to stay within our client’s budget, such as alternative ceiling finishes and glazing systems. While some design changes were necessary, they were managed efficiently to mitigate any cost or programme impacts. In terms of sustainability, we made efforts to reuse materials and implemented effective waste management practices, achieving a 99.9% diversion from landfill.
Our team maintained an agile approach to change throughout and provided proactive solutions, ensuring that the project stayed on course. Our collaboration, dedication and open communication with the client team and stakeholders were instrumental in achieving success.
