The progress of Southstone Yards, an impressive 239,000sf project in Frisco, Texas, stands as a monumental achievement in contemporary construction. This architectural masterpiece combines a mass timber structural frame with a concrete core, forming a seven-story office building integrated with an attached parking garage. Its significance extends beyond its structural grandeur; it’s also notable for meeting stringent tenant-imposed deadlines.
In the course of delivering the Southstone Yards project, we faced and conquered substantial challenges related to wood procurement and manufacturing. Our solution involved transitioning to a second regional vendor in Alabama. Despite the project’s complexity, involving multiple teams and fabricators, we managed to complete it on time and within the allocated budget.
Additionally, our budget summary process included providing building costs, expanding the scope to encompass a precast garage, and presenting the iGMP. We diligently maintained transparent MasterFormat budgets, organized chronologically for clarity.
For effective critical path management, we harnessed the power of CPM Primavera software to identify and successfully expedite the procurement of electric switchgear. Our close collaboration with the owner and architect ensured the timely delivery of owner-provided materials and equipment options that met project requirements. This success underscores our ability to creatively address sourcing, procurement, and delivery challenges for similar projects in the future.

Recently, Structure Tone Southwest proudly celebrated the topping of the nation’s largest Southern Yellow Pine (SYP) mass timber office at Southstone Yards. The resulting Frisco building is expected to capture attention with its earthy appeal.
