Repositioning the 12-story building at 40 East 66th Street consisted of transforming the 105,000sf, 36-unit rental building into luxury condominiums. The new construction entailed the renovation of the existing lobby, new amenity space in the cellar, and the conversion of 25 existing, vacant apartments in condominiums.
The Pavarini McGovern team’s construction work, including installing new elevators and a window replacement program, took place around the remaining rent-stabilized apartments. To that end, the team phased the construction activities to keep all required means of egress for the current residents. The exterior scope consisted of cleaning and repointing the existing brick face, including the façade, a New York City landmark.
