Pavarini McGovern was awarded the construction manager role in the design phase to provide preconstruction services for a new 96,000sf, 11-story condominium/apartment building. The project, located at the northeast corner of Broadway and West 110th Street in upper Manhattan, has ground-floor retail space with two restaurants, a food market, and a bakery.

Pavarini McGovern managed the conversion of a 17-story building that was more than 20 years in the making. Due to our extensive, relevant experience, the client selected us as their CM for the residential repositioning of a former circa-1931 light manufacturing building into a luxury residential tower.
The Hubert project involved constructing a new 34-unit residential building located at 3-9 Hubert Street and Collister Street in Manhattan’s SoHo neighborhood. Pavarini McGovern was awarded the construction management role for the 16-story luxury high-rise condominium residences, which feature three maisonettes, two townhouses, 26 mid-level units, three penthouses, including a garden courtyard and a small commercial building.
Repositioning the 12-story building at 40 East 66th Street consisted of transforming the 105,000sf, 36-unit rental building into luxury condominiums. The new construction entailed the renovation of the existing lobby, new amenity space in the cellar, and the conversion of 25 existing, vacant apartments in condominiums.
Our Pavarini McGovern team was responsible for repositioning two separate outdated office buildings into one new Class A office facility. The unique scope involved combining two existing addresses into one 26-story, 360,000sf structure composed of a new concrete tower attached to an existing 17-story steel structure.
The One Sutton Place North project involved constructing a new, 41-story residential tower with 273-units. Overlooking the 59th Street Bridge, the building lives in the prestigious Sutton Place neighborhood of Manhattan’s Upper East Side.
With a nod to the existing historical landscape and details that introduce modern elements in newer architecture, this building stands out in the marketplace.

Our Pavarini McGovern team was responsible for repositioning an existing circa-1925 Class B office building totaling 700,000sf into Class A space. Several years later, we made two floors at this location our new world headquarters.
The New York City School Construction Authority (SCA) awarded Pavarini McGovern a new educational project called the Broadway Education Campus located at Broadway and Beaver Street in lower Manhattan. This school space is located inside the former headquarters for the Standard Oil Company and an NYC Landmarked building, a mixed-use facility.
Layton was selected as the builder for the UCF Lake Nona Medical Center project, based largely on the expertise of the assembled team, our experience in pull planning and technologies like BIM 360 and, subcontractor selection. We chose trusted subcontractors to ensure both our expectations and our client's were understood from the beginning.
Located in Dallas, Texas Eataly’s new flagship store now lives in the busy designer shopping market of NorthPark Center. Occupying a large, three-story retail space on the west end, Structure Tone Southwest completed the 48,250sf base building repositioning, and high-end interior construction for this unique, European-inspired market and restaurant.
University of Hawaii at Manoa Life Sciences Building

In collaboration with architect G70, Layton Construction led a design-build project for the University of Hawaii at Manoa’s Life Sciences Building. The process began with a demolition of the university’s existing structure, Henke Hall, and the removal and replacement of contaminated soil for the new facility.
The Anthem, standing at 511,000sf, is a new 21-story brick-faced, reinforced concrete residential complex with retail and office space at-grade and parking below-grade.
The 57 Reade Street project required new residential construction for a cast-in-place reinforced concrete structure. As it stands at exactly at 20 stories high, the building consists of approximately 145,000sf on a 9,200sf “L-shaped” lot surrounding a New York City-landmark building.
2forty is a new luxury condominium high-rise at 240 Park Avenue South in the Gramercy Park section of Manhattan – a neighborhood traditionally known for its chic restaurants and pre-war commercial office buildings.
The 21-story, 157,380sf building at 45 Park Avenue includes 105 condominiums, a landscaped outdoor terrace, fitness center, resident’s lounge, and parking garage. The building provides an aura of classical design with an exterior of precast concrete and precast brick panels, as well as 9’ windows that incorporate full-height balconies.
The Pavarini McGovern team served as the CM, at-risk (GMP) for the new 10-story, 43,000sf building, supported on a structural steel transfer plate that delivered building loads to a new residential core and just five other steel columns. The enclosure is a buff-colored brick with an articulated limestone base over a concrete superstructure containing seven full-floor apartments and one penthouse duplex unit.
When Nicola Farinetti and his team chose London for Eataly’s latest location it was natural for them to turn to longstanding collaborators Structure Tone to deliver their new premises: Structure Tone’s Global Platform has been intentionally designed to service international corporate customers such as Eataly, and after successfully delivering projects in New York, Toronto and Dallas a vast reservoir of knowledge and relationships had been amassed.
Global real estate investor, developer and manager, Oxford Properties, enlisted Structure Tone to refurbish this Grade II listed property to deliver CAT A and CAT B customizable “plug and play” workspace.
The project comprises the construction of a new subterranean data center, known as TP3 IDC, within an existing central London building, which forms part of an extensive campus.
The Blue Fin Building, so named because of the 2,000 vertical fins of varying blue colours covering its façade, transforms its public spaces to power productivity.

Opening in 2018, this 175,000sf Global Innovation Center located in Philadelphia’s historic Navy Yard, brings research, product development, and technology initiatives together in one location. To meet an ambitious schedule to deliver the project three months early, the team had to handle all the complexities involved in building a unique lab building - custom air handling systems, a utility plant, custom paint spray booths, purifying exhaust equipment – combined with all the elements of a corporate headquarters building.

Building on our successful relationship with the team at Chester County Hospital (CCH) after completing the Lasko Tower Expansion, we worked with CCH and Penn Medicine to implement the largest expansion in the Hospital’s history -- adding 250,000 sf of new space and renovating 26,000 sf of existing Emergency Department. The expansion includes a new hospital entrance with lobby amenities.
640 Fifth Avenue
Renovating an occupied, historic building in the heart of Midtown Manhattan is tough. And the project at 640 Fifth Avenue was no exception, requiring a unique combination of construction management and logistics to redevelop the 267,000sf, 18-story office building, as well as add three stories on top.
Barbizon
Built in 1927 as a residential hotel for women, the Barbizon was added to the National Register of Historic Places in 1982. After acquiring the property in 2002, Berwind Property Group determined to convert it to luxury condos in 2004, bringing in Cetra/Ruddy as designers and Pavarini McGovern as builders.
Mercer 40 Residences
Originally designed to be a hotel, the condos at 40 Mercer Street, called Mercer 40 Residences, include 15 stories and 156,000sf of luxury living. Boasting one of the first curtain wall systems of its kind in New York City, the glass façade encloses 40 residential units with at-grade retail and below-grade parking.
