Structure Tone provided construction management services for the relocation of Nixon Peabody (NP), a global law firm and first tenant in Tower 46, a mixed-use building constructed in 2013 with condos on the lower floors and commercial space on upper floors. NP’s new office totals approximately 70,000sf across three contiguous floors (23-25) and is targeting LEED Gold certification.
During preconstruction, our team worked with the client and design team to determine alternate, more cost-efficient materials. We explored many pricing options and alternates and selected ones that allowed NP to achieve significant saving without sacrificing design or quality.
Construction included private offices, open workstations, a conference center, a multi-purpose room with two operable partitions, a library, café, storage areas, self-serving pantries, a catering pantry and HD filing room. The focus of the office is the stacked, three-floor internal staircase. To build the stair, we opened and reinforced the slabs and installed painted metal clad stringers, polished concrete floating treads, glass guardrails and wood handrails.
This project had an accelerated schedule, and as we neared the move-in date, everyone pulled together to get over the finish line. Our superintendent even held two project move weekends. We saved time by pre-purchasing equipment (despite manufacturer and installer issues), coordinating the details and managing work flow to achieve maximum efficiency. We also coordinated with building management staff and other contractors at work in the building to ensure a safe working environment and smooth move-in.
