Global investment firm Cambridge Associates relocated its Boston office to the top three floors of Winthrop Center in Boston’s Financial District. Structure Tone worked with Suffolk (base building contractor), Millennium Partners (building owner), and IA (architect) to meet building standards and base building temporary certificate of occupancy (TCO) requirements, while creating a hybrid workplace that optimizes employee connection and client accommodation.
During preconstruction, our team participated in weekly schedule and coordination meetings with the base building contractor, sharing the anticipated construction schedule and inputting their major milestones to coordinate progress. The intent was to align our construction activities with their TCO inspections to maintain code compliance. We also utilized an app on our phones to coordinate all deliveries with them, especially those dependent on their exterior hoist. We held impairment meetings, outlining required impairments to confirm no impact to their progress, while maintaining our own schedule progress. Communication and collaboration were paramount, and our entire team was involved in the process.
Construction of this 116,000sf build-out included three floors in the Class “A” tower, with an interconnecting stair and feature walls. Working from the design by IA, our team built Cambridge Associates a hybrid workplace that focuses on innovation. The office is designed around a central hub with “neighborhoods” along the perimeter to take advantage of city views. Each neighborhood features technology-enabled collaborative work zones complete with various seating options, including focus pods, library tables, touchdown rooms, phone booth, and adjustable desks with dual monitors. On the 25th floor is a double-height reception area and interconnecting stair next to the conference center. The office also consists of a library and a large café with ability to host town hall meetings.
