Mutual of America
In 1992, Mutual of America acquired 320 Park Avenue, an iconic Class A office building to house their headquarters and other high-profile tenants. In 2021, Mutual of America partnered with SNY as their construction management contractor to complete an extensive refurbishment. This included a renovated lobby and an additional 25,000sf of indoor and outdoor amenity space within the building.
The lobby renovation consisted of adding a large media wall, a new lobby coffee bar, and a fitness center in the cellar, all while keeping the lobby and ground floor operational and open to the 320 Park Avenue building tenants. In addition, our team built an interconnecting stair for easy and direct access between the lobby and the fitness center. As a result of the new staircase location, we had to relocate an existing control room and building management office to the sub-cellar.
In addition to the lobby and cellar refurbishment, we also worked on the 2nd and 16th floors. Construction on the 2nd floor involved renovating the elevator lobby, bathrooms, and a redesigned food service and dining area while also upgrading the 2nd-floor kitchen to support the new conference and food service amenities on the 16th floor.
Construction on the 16th floor featured a coffee bar lounge, warming pantry, high-end conference center comprised of a large executive boardroom along with a smaller conference room, and a multi-purpose event and dining space with an outdoor terrace overlooking Park Avenue. For the construction of the conference center and multi-purpose event space on the 16th floor, we were required to obtain a Place of Assembly permit which certified that the space could safely accommodate for both internal and external events.
320 Park Avenue has been awarded a LEED Gold Certification by the U.S. Green Building Council (USGBC). This recapitalization underscored the confidence of global investors in the future of the New York City office market, resulting in a joint venture between Mutual of America and Munich Re in 2022.
