When Stantec decided to relocate their Civil Engineering and Landscape Design group from the Central Business District, they looked to the new vibrant Mueller Community. The master plan for this new development focuses on a sustainable, transit-oriented community with a wide range of amenities and business offerings located just three miles from Downtown Austin.
The architectural, engineering and environmental services firm decided to design their own space to fully achieve their specific needs. To bring these designs to life, they chose Structure Tone as their construction partner. Bringing us in early in the preconstruction phase allowed us to fully collaborate and troubleshoot issues before they occurred. Four weeks were dedicated to an extensive value management process, during which our team assisted in the change from traditional wall framing to a nearly exclusive use of demountables, which included an extensive coordination process between our subcontractors and the owner-supplied vendors. This effort helped save over $250,000 for our client, and the flexibility will allow Stantec to grow, change and reorganize as needed, resulting in a more sustainable, long-lasting office space.
This 26,000sf, first-generation space includes a mix of open and closed office spaces, conferencing, break rooms, collaboration space and ample storage for engineering and survey equipment. In keeping with the overall building’s LEED Silver features, the space incorporated low energy LED lighting fixtures throughout the office as well as relocated and replaced building spec HVAC systems in order to run more efficiently. The overall project was built to LEED Silver specifications as well as Austin’s Green Energy Code and is awaiting official LEED Certification.
