The Pershing Square Signature Center
Structure Tone served as the construction manager to build celebrated architect Frank Gehry’s 70,000sf, LEED® Gold Signature Center, the first green Off-Broadway theater.
The Center is located on the lower levels of a new mixed-use base building. There are three theaters on one level; each theater has a dedicated mechanical system, including AC units and sprinklers above and below the ceiling, light grids, fly towers to the ceiling, catwalks and rigging. There are also two state-of-the-art rehearsal studios and the back-of-house services include dressing rooms, showers/baths and performance prep space. The center also has several administrative offices and artist conference/collaboration rooms.
To achieve LEED® Gold, Structure Tone procured the compliant specified materials, managed construction waste, reviewed and coordinated subcontractor submittals and documented indoor air quality (IAQ).
Coordinating Work through BIM
To date, this is one of the largest and most complex interiors projects in NYC to be coordinated through BIM, and the first with elements transmitted only in 3D. The project was built through information transmitted in 3D and 2D models and shop drawings.
Because of the complexity of coordination with the base building contractor, Structure Tone used laser scanning to create a point cloud that identified all base building structural and piping elements, and a singular 3D working model to coordinate the trades.
Our 3D model enabled us to achieve the tolerances and quality mandated by the Gehry design. By using our 3D model, we were also able to ensure minimal acoustic intrusion as possible within the space.
