The Pavarini McGovern team served as the CM, at-risk (GMP) for the new 10-story, 43,000sf building, supported on a structural steel transfer plate that delivered building loads to a new residential core and just five other steel columns. The enclosure is a buff-colored brick with an articulated limestone base over a concrete superstructure containing seven full-floor apartments and one penthouse duplex unit. Additions to the project included a 4-story townhouse located directly to the north of the main building at 1281 Madison Avenue. Our team also added a ground-level commercial unit, four residential units for the residents’ domestic support staff, and an apartment for the property’s on-site superintendent. To meet the needs of future owners, we customized many of the units during the construction phase.
To erect the building above the bank, the team constructed a steel platform above the existing one-story branch bank, which remained operational through construction. The structural engineer chose column locations that would minimize disruption of bank operations because aside from 14 prearranged closure dates, the bank operated during its regular hours Monday through Saturday. Over one weekend, the five steel columns, which would support about three quarters of the building’s gravity load, were “needled” through holes in the bank’s roof and ground floor, then placed upon concrete footings in the bank basement. Over two subsequent weekends, the Pavarini McGovern team erected the steel transfer plate on the second floor. Once completed, the steel transfer plate and existing bank roof provided enough protection so that construction could proceed without closing the bank.
