Structure Tone’s relationship with Boies Schiller Flexner LLP (BSF), an internationally recognized law practice, spans over ten years. Because of this strong connection, our firm was awarded the construction management of BSF’s relocation from 575 Lexington Avenue to 55 Hudson Yards. As the first tenant in the new 51-story LEED Gold-targeted building, BSF will grow their firm in this dynamic and up-and-coming neighborhood. Their new innovative space, which embodies the firm’s office culture of a modern law firm, is also striving for LEED certification for its interiors.
This single-phase, 110,000sf project encompassed floors 18 through 21 offering a contemporary, light-filled office environment to employees. The scope of work consisted of the complete design and build-out of open-plan offices with conference rooms, collaborative spaces and amenity areas. Prior to the start of construction, our team performed floor mapping and leveling on each floor. This process was critical as our team needed to guarantee dimensions for accurate scheduling and preleasing of fabrication. The floors were immediately leveled to minimize any delay in the project schedule.
As the project was completed, our team oversaw multiple controlled inspections, including Public Assembly and those required by the DOB. These inspections were coordinated with the base building TCO process to ensure they were approved upon move-in. Because our firm had multiple projects within the building and the Hudson Yards neighborhood, coordination with the base building and landlord was seamless. Project challenges typical to a new building with several active contractors, such as vertical transportation coordination and the delivery schedule, did not affect us and our inter-company coordination among our projects allowed construction to move forward efficiently.
Our team developed adaptive schedules throughout the project to coincide with any changes or additions to provide top-level schedule management. The collective project team, including BSF, met regularly to review progress and provide look-aheads, making the project a truly collaborative and successful effort.
