Our relationship with our prestigious law client is longstanding, built through multiple projects delivered across both London and our wider STOBG global portfolio.
In London, this partnership began with the refurbishment of levels 36 and 37 in collaboration with LSM in 2019. The most recent phase continued this collaboration, delivered alongside Brookfield Properties as asset manager.
The 75,000 sq ft Cat A to Cat B fit out saw significant structural alterations. A section of the slab between levels 36 and 37 was removed to form a double-height reception space, featuring a statement staircase alongside high-quality stone floor and wall finishes.
Levels 35 and 36 provide predominantly cellular workspace designed with enhanced acoustic performance to ensure confidentiality. And across the upper floors, a range of meeting rooms and conference spaces were built with integrated audiovisual systems to support client-facing engagement.
Level 37 also includes a large multi-functional space designed to accommodate town halls, events and larger gatherings, with advanced AV infrastructure to support a variety of uses.
Sitting as the central focal point, the reception area delivers a luxury arrival experience, supported by upgraded lift lobbies and client-facing areas.
Ensuring consistent finishes throughout the space, all tea points and back-of-house areas were completed to the same standard as the front-of-house spaces.
Delivering the programme within an occupied environment required careful coordination with building operations and existing stakeholders. The team engaged with several subcontractors with existing involvement within the building, which introduced additional commercial and logistical considerations during delivery.
The project reached practical completion in March 2026. Its successful delivery has led to the award of further phases within the building, with works continuing on site as part of the ongoing development of the client’s London workplace.
