The Institute of Dermatologists (IoD) is a state-of-the-art, world-class facility for Medical and Cosmetic Dermatology with a new facility at 10 Pembroke Place, Ballsbridge Dublin 4. Structure Tone was engaged as fit-out main contractors of roughly 2,900sf in parts of the lower ground and ground floor for IoD’s consultation suites and cosmetics premises.
The contract was awarded under a Management Contract arrangement which facilitated early engagement and crucial early procurement to achieve the client and design team’s vision and to meet all key project milestones. Our project team worked proactively and collaboratively with the client and design team including Henry J. Lyons, Ethos Engineering, and JLL through the design process of this two-floor dermatology medical centre.
The fit-out space was designed to be a very clean and clinical but inviting and comfortable environment with simple and effective design details. The new layout included three consultation suites, a bespoke reception and waiting area with specialist joinery and creative lighting features, five cosmetic rooms for clients, a staff office, IT and storage office, as well as canteen and upgrade works.
In order to achieve the new layout, Structure Tone worked with special subcontractors on the creation and installation of a new connecting stair feature between the ground floor and lower ground floor. Other key elements of the scope of work included the alteration of the exiting raised access floor to facilitate the differing floor finishes throughout, feature suspended ceiling in key areas, the lining and decoration of all walls, provision of partitioning to create the new cellular spaces including doors and glazing, creation of bespoke reception area, joinery, floor finishes, blinds, and mechanical and electrical services.
As the premises were received in core and shell condition with basic landlord services, Structure Tone had a significant mechanical and electrical fit-out to implement. Some of these key scope items included the integration and provision of air conditioning throughout, ventilation system refurbishment/modification, plumbing, drainage and sanitaryware, new distribution boards, underfloor power distribution, power and cabling to all required locations, lighting and emergency lighting installation, fire detection alarm installation, CCTV and access control works, AV installation, IT installation, electrical works to the mechanical services, communications install and testing.
One key aspect of said M&E works was the lighting design, which was an extremely important feature to ensure the space felt warm, inviting and luxurious despite the implementation of cool tones throughout. Warm fabrics were used through the solid pieces to soften the overall look and feel. The curved spatial elements of the reception area, waiting area, and walls strive to make the space feel organic and effortless. This can be seen upon entry to the space, particularly through the specialists ceilings and the relaxing waiting area. Finally, the hexagonal theme of the Institute of Dermatology’s new branded logo is reiterated through the tile design and branding throughout the building with the assistance of feature design and manifestation and custom graphics. There were key colour schemes to introduce throughout the facility which tie into the client’s new branding, mission and vision.
The project was delivered safely, achieving BC(a)R and in accordance with all design team and client specifications creating a wonderful environment within the 12-week programme, on time and within budget. The successfully handed over space now provides the ultimate medical and cosmetic dermatological experience for the Institute of Dermatology’s patients.
