Mercer 40 Residences
Originally designed to be a hotel, the condos at 40 Mercer Street, called Mercer 40 Residences, include 15 stories and 156,000sf of luxury living. Boasting one of the first curtain wall systems of its kind in New York City, the glass façade encloses 40 residential units with at-grade retail and below-grade parking.
The project’s cutting-edge curtain wall system, designed by Atelier Jean Nouvel and SLCE Architects, involves windows that open downward or slide across via a motorized mechanical system. With each assembly unit weighing over 1,000 pounds, the Pavarini McGovern team had to significantly enhance the building’s structural supports to carry the additional load.
The development team for this stunning project is a partnership of Hines, Whitehall Group, EMJ Management and Hotels AB.
