The Micro Focus project began with the complete demolition and renovation of two existing suites on the first level of what was formally Pepsi Co. office space. The design intent behind the project was to create an open office work environment that offered interconnectable office, team, and meeting rooms to streamline business operations.
The fit-out of the Micro Focus office included the construction of the lobby, large open office space, open and closed conference rooms, training rooms, team rooms, individual executive offices, pantry/café areas, and open game lounge. Our project team delivered this high-end space, with customized DIRTT wall systems, and specialty products within a 3.5-month construction timeline.
The biggest challenge for our team was delivering the high-end light fixtures, specialty product finishes, and the custom DIRTT wall system all within the 3.5-month timeframe. The coordination between our preconstruction and field operations team allowed us to identify long-lead items and take the necessary precautions to avoid delays before we encountered them in the field. Several specialty products on this job had lead times in excess of eight weeks. By clarifying these products with the architect our team was able to ensure these products would receive approval in a timely manner.
Proper communication and scheduling of the subcontractors on the job allowed for smooth transitions through each phase of construction allowing the specialty contractors to field measure/verify and begin their manufacturing process early on in construction process. Working directly under an occupied space – in addition to back and forth between two adjacent suites divided by communal hallway – posed serval challenges for our project team to overcome to ensure a suitable work environment for others in the building. By monitoring and keeping shared spaces/work areas clean and preforming loud task after hours; our team was able to stay on schedule while minimizing any disturbances to the tenets in the building.
