The Brooklyn Hospital Center, Urgent & Primary Care Center
Working in urban areas in New York is often complicated – buildings are old, basements are below street level and have multi-use storage areas, and utilities are buried in the street and not easily accessible. So when The Brooklyn Hospital Center decided to convert an existing commercial storefront into a new medical facility for urgent care, a primary care clinic and an imaging suite, our LF Driscoll Healthcare team managed all those issues to successfully turn this space over from its previous commercial use to a proper, functioning medical space.
The refurbished space accommodates exam rooms, waiting areas, imaging area for x-rays, mammography and ultra-sounds, and all the supporting spaces. The exterior façade along the first floor was refurbished and a new glass storefront with dimensioned stone cladding was installed over the existing brick. Not surprisingly, the new plumbing piping for the exam rooms had to be cored through the floor slab, into the basement, and through an occupied retail space, requiring additional protection to safeguard store merchandise. We scheduled work after store hours, so construction activity did not interfere with retail operations. To protect the public and maintain pedestrian walkways, scaffolding and a temporary sidewalk bridge were constructed. We created two new entrance lobbies for the two separate spaces to minimize foot traffic through construction activities.
Finally, modifications were completed to integrate the mechanical ventilation system and exhaust fans into the existing system. New controls and VAV’s were utilized to provide controlled air to the space. A new sprinkler distribution system was installed to accommodate the new layout.
