Verve New Brunswick
Located in the hub city of New Brunswick, New Jersey, Verve creates a sophisticated yet welcoming sanctuary for tenants. Serving the Rutgers University community, the newly built, top-quality housing offers spacious rooms and multiple amenities.
Structure Tone New Jersey was selected by Subtext to build this nine-story, mixed-used building. The residential apartments adjoin both the Rutgers University campus and New Brunswick’s vibrant downtown. After consolidating the lots through the city’s permits and licensing department, the team led demolition and abatement while carefully planning and coordinating with all stakeholders – given the building’s dense location.
The jobsite required the remediation of existing soils and extraction of underground heating tanks before mass excavation. After abatement and demolition of the existing structures, the team dug into shoring and excavation for two below-grade parking and utility levels. The team also coordinated with the neighboring property owners to auger piles and sheet short walls going two stories down adjacent to residential homes.
The structural steel framing and metal decking supported the ground and second-floor slabs to create a building podium. The remaining floors were concrete on metal deck supported by medium span bar joists sustained by load-bearing pre-fabricated CFMF (cold-formed metal framing) walls. The project team also installed the complicated rain screen system composed of a full water barrier system clad with four different materials, including aluminum storefront windows on the street level and operable windows in each unit. As the building took shape, the exterior provided the building with an unmistakable appearance.
Due to the team’s diligent work, the 296,102sf residential building also provides tenants with additional building amenities, including an interior courtyard with an outdoor kitchen area, lounge areas, an outdoor second-story deck equipped with a fireplace, fitness and training rooms, and study lounges.
