Structure Tone provided construction management services for a repeat client’s office fit-out on the 37th floor of the Grace Building at 1114 Sixth Avenue. Our team completed the full demolition of the 37th floor to prepare for this renovation, while also working on the 42nd, 43rd, and 44th floors. As Structure Tone has completed several projects in the building previously, for both the client and other tenants, our knowledge of the site logistics, building construction schedule, and vertical transportation plan allowed us to complete this project on time and within budget.
During the refurbishment, employees moved to a temporary swing space on the 41st floor within the same building, leaving us to work in an unoccupied, demolished space. Our team ensured the work, noise, smell, and other disturbances did not affect daily operations. We also kept their main IT room up and running while we completed construction by building around it to remain functional.
Our work’s scope consisted of general office space including private offices, café space, touchdown and break areas, bathrooms, and reception lobby. We heavily coordinated the open area layouts and major lighting and A/V packages. We also managed MEPS systems upgrades, including installing new AC units. High-end finishes included lighting with Lutron controls; wood flooring; tile; Hufcor office front track system and wall panels; and Hadrian bathroom partitions.
