Times Square is world-renowned as the epicenter of America’s retail, theater and restaurant scene. Our firm is working with developer SL Green to build a new addition to the retail landscape in Times Square, complete with an LED billboard display, at 719 Seventh Avenue.
The new four-story building includes 10,500sf of retail space, a bulkhead roof, a signage tower, and a full cellar. Our firm led preconstruction during the remaining design phase and is now providing construction management services, at-risk, during the construction phase, as well as providing a guaranteed maximum price (GMP).
When the existing building at the site was demolished, the foundation was left in place with temporary sheeting and bracing in lieu of backfilling it with rubble. We then removed and lowered the existing foundation slab and constructed a new foundation liner wall with support from excavation and underpinning of adjacent footings. The curtainwall was divided into clear glass, spandrel glass and aluminum panels.
The 86-foot tall signage structure will be built on top of the building, including an LED wall sign that angles off of the 7th Avenue façade and wraps around to 48th Street. The tower will then extend 98 feet above the roof.
With its proximity in the heart of Times Square – and a New York City Transit subway structure below Seventh Avenue – the location of this high-traffic corner project presents a challenge for each phase of construction. Our team worked closely with the trade contractors, city agencies and consultants to ensure that the timing of installation meets the requirements of construction in the Times Square area. This coordination included obtaining variances for working after hours, overnight and on weekends during foundation and steel phases to ensure public safety while maintaining an aggressive project installation schedule through completion.
The illuminated signage structure atop the building includes supporting steel that will be completed by our firm and our steel contractor. However, the LED projection signage that wraps the corner of 7th Avenue and 48th Street has structural steel stub-outs falling under our scope while the supporting steel for the projection signage will be completed by others under the signage vendors’ scope of work. With so many parties involved, this will truly be a coordinated effort to ensure that all structural connections and supporting components are seamlessly integrated from one structure to another.
