Belfield
The Belfield Office Campus was acquired by Spear Street Capital in 2018. The anchor tenant and occupant of the campus’ three of ten blocks is Paddy Power, the largest betting firm in Ireland. Not long after the initial purchase, Spear Street Capital, in conjunction with Paddy Power, looked to develop a proposal that would upgrade and expand the Paddy Power blocks. Structure Tone was approached to assist in the development of a proposal which was signed off in late 2018.
Structure Tone was then formally appointed as the management contractor for the project. The first act was to create a swing space for the Paddy Power staff in two adjacent vacant blocks. This work was completed in May 2019 which was then followed by the main project in July 2019. The project comprised of the following:
- Extension of existing floor plates to the South, North and West via structural steel, decking, and screed construction
- Construction of a six story atrium in structural steel and a stick system glazing externally with new internal finishes and underfloor heated screed
- Installation of new unitized curtain walling façades to the South, North and West elevations
- New green roof to the South and West extensions
- New blue roof to the North extension
- Full strip-out of the existing office floor plates
- Installation of new landlord mechanical, electrical, and sprinkler services
- Replacing existing lifts with new panoramic lifts in the atrium
- New toilet cores and lift lobbies
- New wall and floor finishes to all stair cores including balustrade strengthening
- Installation of CAT A fit-out to Block 1, 2 & 3 comprised of new RAF and cavity barriers
