Cobbs Creek Foundation, Driving Range
The Cobbs Creek Foundation is leading the restoration of the historic Cobbs Creek Golf Course in West Philadelphia. This significant revitalization reimagines the 340-acre site as a vibrant hub for recreation, education, and community engagement. The project includes the full restoration of the original 18-hole course, a newly added nine-hole course, a short course, a youth education center, and a two-story driving range featuring a restaurant, pro shop, and event space.
LF Driscoll, in partnership with Perryman Construction, played a key role in preconstruction for the Driving Range, dedicating nearly a year to planning and collaboration. The team led multiple value engineering sessions to align the project’s vision with budgetary goals, all while maintaining a strong focus on quality and efficiency. To meet the aggressive schedule, early trade packages were released to secure long-lead materials and equipment, helping to keep the timeline on track.
The complexity of the project was elevated by the coordination of two separate design teams—one focused on Core & Shell, and the other on Tenant Improvements. In-person design charrettes and pull planning sessions were held regularly to align efforts, resolve design conflicts, and maintain forward momentum.
Committed to advancing diversity and inclusion, the project prioritized Local, Female, and Diverse (LFD) business participation. Outreach events and carved-out bid packages created opportunities for smaller and underrepresented firms, helping the team meet its ambitious diversity goals.
The construction scope was extensive as it included excavation and grading, footings and foundations, underground stormwater management systems, paving, sidewalks, landscaping, and site utilities. A signature element was the installation of a prefabricated pedestrian tunnel beneath Lansdowne Avenue, enhancing connectivity across the site. Additionally, new combined water and sewer lines were routed through the site, integrating with the city’s existing infrastructure.
This project is a powerful example of how thoughtful design, strategic planning, and inclusive construction practices can come together to create lasting impact in a community.
