Structure Tone provided construction management services for the 215,000sf renovation and restack program for Colgate-Palmolive’s occupied midtown office headquarters. Seven floors were renovated over a two-year phased schedule, beginning with the 11th floor. Phase I included the renovation of general office space to new workplace standards, which was followed by the executive offices during phase II.
The scope of work for the executive area included 13 oversized executive offices each with its own private bathroom. Extensive millwork and wood furnishings were installed along with carpeting and A/V equipment. Executive administration workstations were finished with millwork and crema stone.
Other renovated areas included the lobby; a large, 43-person conference room; a telepresence room and two, 12-person, round table conference rooms enclosed by electrified privacy glass. Each room was fit-out with BASWAphon ceilings and an extensive A/V package including built-in microphones and retractable video screens. Additional renovated space included two dining rooms, open filing and storage areas with stone top finishes and expansive waiting areas outside conference rooms.
Our team was faced with several challenges, beginning with the accelerated schedule that was compounded by scope changes; the largest change included doubling the millwork package. Mechanical upgrades required to support the new floor layout involved the installation of two additional AC units. These units were hoisted up to the 11th floor through the existing elevator shafts while the cars were removed for upgrades.
Another unique aspect of the construction plan was the relocation of a 40-year-old, sandblasted and polished marble wall carving, depicting the world map and bearing Colgate’s logo, to the new elevator lobby vestibule. Much of the work was performed at night and on weekends in order to minimize disruptions in the workspace and provide safety to Colgate’s employees.
