Our preconstruction process included outlining key options, including a new on-campus facility versus an off-campus location; air cooled vs. water-cooled chiller; single-story vs. two-story construction; density variables (watts per sf levels); levels of redundancy; and equipment pre-purchase lead time. The university opted to build a new, off-campus, single-story, water-cooled facility with 2N electrical systems providing a medium density of approximately 150W per sf.
We then provided a second set of budgets for a modular building concept, where additions could be built to expand the computing capacity without adding administrative spaces. We utilized BIM during design/preconstruction for clash detection and pre-field coordination. The facility was built-out in phases deployed in modular fashion. The initial build-out of phase I included construction of a 39,600sf, two-story building with 12,600sf of raised floor computer space at an ultimate energy density of 150W/sf on an eight acre site. The data center is pursuing both LEED® Gold Level and Energy Star certifications.
