Situated East of Washington Square Park, NYU’s College of Arts and Sciences underwent a significant redevelopment initiative encompassing a complete overhaul of its infrastructure and aesthetics. Structure Tone did a thorough gut renovation and fit-out of floors 2-6, alongside extensive enhancements to the elevator systems, mechanical infrastructure, electrical capacity, windows, vertical risers, and new lobby staircase. A significant challenge was the meticulous rebuilding of the elevators, necessitating a complex underpinning process due to existing structural constraints. Our team’s approach involved careful excavation in sections beneath the existing walls to maintain stability, ensuring structural integrity throughout the renovation.
In the mechanical room, all systems with pipes, pumps, and heat exchangers were replaced, facilitating efficient heating and cooling capabilities. Notably, the connection of two large pipes to the campus-wide chilled water system underscores the project’s scale within NYU’s infrastructure, serving 41 units across the building. On the ground floor, the lobby features a modern staircase with glass balustrades and a backdrop. Floors 2-6 contain academic offices, tutorial rooms, seminar spaces, a versatile multipurpose room, and restrooms. The project timeline – a strategic, phased construction approach – required coordination with ConEd for utility connections, ensuring progress without compromising quality or timelines. Classrooms included advanced amenities such as AC, in-ceiling microphones, speakers, and projectors, all integrated to work seamlessly.
Façade refurbishments consisted of restoring exterior columns (sanding down all columns, repainting them, and adding granite and limestone) and installing new windows. This holistic approach enhanced the building’s appearance and ensured long-term structural integrity and safety compliance. Exemplifying a blend of modernization and preservation, this project revitalized one of NYU’s historic buildings to meet contemporary standards while preserving its architectural heritage.
