The Dallas area has seen a wave of office relocations and expansions in recent years. Topping the list as one of the largest is web-based property management company RealPage, who moved into a new, 430,000sf space over four floors in the Lakeside Campus, renovated by the Structure Tone Southwest team.
One of the signature features the company desired was to have the most unique monumental stair in the Dallas area. Their architect designed a three-story, double-helix stair that required specialized bending of large steel tubes for the radius stringers forming the stair structure. That meant a long lead time and abundant planning and communication with the design professionals to meet the project’s fast-track, 6-month schedule requirements. The stair also featured unique perforated metal panels for the guardrail and custom fabricated wooden treads.
The completed space contains over 2,000 work stations and 155 private offices, conference rooms, break-out spaces and break rooms. What’s more, the office features a number of special spaces, including a full-service kitchen and dining room, game room, fitness center, call center, auditorium and technology rooms known as “Video Village.”
But perhaps the most unique features are the “floating” meeting rooms. Taking advantage of former atrium space, Structure Tone Southwest constructed conference rooms that appear to be suspended in the middle of the open air, requiring significant engineering, review and precision. Large steel beams were anchored into the existing floor plate and cantilevered to support the fully enclosed meeting spaces. Many other cantilevered spaces were added throughout the space, completely changing the once simple floor plan to an exciting and innovative work environment.
The company’s technology focus also meant upgrading the building systems as well, including over 600 VAVs and FPB, 6 air handlers, 2 UPS systems and the electrical systems to support additional power and resources. We also installed a smoke evacuation system, 14 IDF (Intermediate Distribution Frames) closets, a networks operations center, IT Lab, PC support and three new mechanical rooms.
