St. John’s University – Dormitories and Priest Housing
As part of the University’s master plan to create dormitories on their Queens campus, our staff provided construction management services for out-of-the-ground construction of new dormitories and priest housing.
The Rev. John B. Murray, C.M. Priest residence provided housing for 14 members of the Congregation of the Mission. Next to the St. Thomas More Church, the 12,000sf Tudor-style housing provides living quarters in the heart of the campus, allowing the priests to remain in the heart of the campus life. The residences are fit out in a manner similar to the new student village townhouses and have common and service areas on the first floor.
The 70,000sf New Founder’s Village student townhouses contain apartments (seven students each) with living and dining areas organized around five landscaped courtyards. These new three-story, Collegiate-Gothic style structures are stucco, granite and stone construction with paths between buildings for easy accessibility to other parts of campus.
Throughout the project, the team was careful to make sure construction for the new townhouses and priest residence did not interrupt campus life. Existing utilities were maintained while the team installed new drainage, water mains and stormwater systems and electric, gas, IT and sewer lines. Once in place, the team tied in to the existing campus systems and successfully brought the new buildings online.
The very fast-track schedule was a key project challenge. The entire project was designed and bid within four months and constructed within eight months. Working closely with the architect and engineer early in the preconstruction phase afforded our staff the opportunity to thoroughly understand all project details, troubleshoot any potential schedule conflicts and prepurchase long-lead items. Throughout the job, we were in constant communication with all the project team members, which kept the project to its stringent schedule.
