MYO Kings Cross
A flexible workspace destination designed to capture the energy and innovation of King’s Cross’ Knowledge Quarter, this project marks Landsec’s biggest MYO location to date.
We were appointed by Landsec to take three existing former office blocks and reimagine the space into:
- Two connected offices as Landsec’s latest MYO flexible working space
- One Grade II listed entertainment space, The Stables
Extensive structural, architectural and MEP works were undertaken in the connected offices to transform the shell and core space, including full capital plant replacement, the upgrade and replacement of passenger and platform lifts, installing both Hybrid VRF and traditional four pipe heating and cooling systems, a new smoke ventilation system and 37 newly fitted WCs. The scope also saw the creation of a new entrance and feature staircase within the existing façade.
The result: 80,000 sq ft of flexible shared office space, which is proudly bursting with amenities. This includes:
- A lower ground floor complete with studio, gym, showers, business lounge, additional conference facilities and meeting rooms, new catering spaces and cycle storage
- Two receptions on the ground floor with a large business lounge and conference suite
- A new catering facility
- Cycle facilities and storage
- The Penthouse lounge bar and café space
- Access to external terraces on the 5th floor
- 38 individual offices throughout the space
The pièce de resistance, however, is The Stables, which has been completely reworked into a multipurpose events venue featuring an auditorium, breakout areas, private meeting rooms and training facilities to accommodate up to 200 people.
Working within a listed building presented challenges when it came to introducing new structural elements, upgrading the existing structure to meet current fire rating regulations and refurbishing the unique, original features. Through the use of traditional construction methods, the team successfully delivered a modern fit out which preserves the building’s historic character.
Externally, the public realm was repaved and landscaped to create a more welcoming environment, which was linked to the new interiors through new entrances formed in the existing façade.
Achieving a NABERS 5-star accreditation, MYO King’s Cross is the ultimate sustainable office and entertainment space for forward-thinking, collaborative businesses.
