1101 Chestnut Street Medical Office Building
Located at 1101 Chestnut Street, a 462,000 sf medical office tower with three levels of below ground parking is rising at the center of a $1 billion-plus development in the East Market section of Philadelphia.
Pre-construction
During preconstruction, LF Driscoll and Hunter Roberts Joint Venture team members worked collaboratively with the design team to explore multiple stacking and façade options and discussed several structural concepts. Through our value engineering process, we were able to find common ground on cost solutions and we enlisted the help of industry experts and local subcontractors to provide input during each design phase. By working together early, we were able to present fully vetted design options to the owner. Early engagement also allowed our team to engage New Hudson Facades in a design-assist process for the extremely complex facade that consists of true curved insulated glass curtainwall panels.
Construction Details
To create space for the new 19-story tower, we first demolished a five-story concrete encased steel parking garage. The demolition was within 30 feet of occupied buildings and required special temporary protection consisting of a five-story debris structure to project the adjacent buildings from damage. We also monitored vibration because some of the surrounding buildings are over 100 years old.
The building is situated in a densely populated commercial and residential area and has a footprint less than 30 feet from vehicle traffic. We continuously communicate activities with businesses, an adjacent hospital, and residents to maintain harmony and follow local noise ordinances.
Construction activities require significant preplanning because all surrounding streets are one way, with one lane precluding any staging of trucks close to the site for excavated materials from 50 foot deep excavation or the 12,000+ cubic yard mat slab foundation. To successfully execute the removal and delivery of materials, we require a logistics plan from each subcontractor. We also employ a qualified dock master and require all materials to be palletized on wheels for to keep materials moving quickly and safely on the site.
