Our Pavarini McGovern team was responsible for repositioning an existing circa-1925 Class B office building totaling 700,000sf into Class A space. Several years later, we made two floors at this location our new world headquarters.
This project was critical to the client’s goals of presenting the highest quality, appearance, and function in infrastructure, operation, and visual appointments.
During the project’s conceptual design stage, the team provided preconstruction services and worked aggressively towards a project phased construction. Working closely with Vornado and the design team led by HOK and Spin Alley Architects, the project was a combination of full-phased interior renovation of the building’s ground floor lobby, storefronts, restrooms, and elevator cabs, along with the modernization of all elevators. We also replaced the existing MEP and fire protection systems as well as the building’s roof system.
A significant challenge for this project was to complete the building renovation construction work while the tenants occupied the first, second, eighth, and 16th floors. Our team placed significant emphasis on the proactive and continuous communications between our team and the building’s tenants. The team also carefully collaborated with Vornado, scheduling all activities to minimize disruptions to the building’s ongoing operations.
