Hana is a premier coworking management firm in partnership with real estate leader CBRE.
Hana selected Structure Tone Southwest to complete the flagship project located at the Park District (PwC Tower) in Uptown Dallas, and plans to complete several more throughout the DFW area and across the country.
Completing high-end, fast-track corporate interiors successfully is a Structure Tone Southwest hallmark. The trust we have built in the market for this type of construction led us to be the best suited for the project. The goal was to finish the project in 14 weeks, including long-lead material procurement and constructing a new internal structural staircase between the showcase floors. Our team enthusiastically accepted the challenge and executed a successful coworking environment on schedule.
The 68,000sf collaborative space spans levels 2-4 of first-generation space. Structured into units to provide teaming, conferencing, and private office options to their clients, we first made sure coordinating the MEP systems of such diverse office environments would be a primary focus.
With such long-lead materials as custom-engineered wood flooring, matching millwork, and demountable partitions, this project required extensive vendor and subcontractor coordination to make sure procurement and installation were done right the first time. Our team developed customized quality checklists for each area being completed each day. Through this organized attention to detail, we were able to identify and address issues quickly and keep the schedule on track.
Another challenge was the feature stair, which was designed to span on levels 3 and 4 of the space from the primary hub of the facility. The new base building was constructed without a pass-through for the stair, so our team’s first objective was to verify design and placement to begin creating new openings in the post-tensioned concrete structure. With time of the essence, our team partnered with the client and designers to design a stair that would meet the aesthetics and quality expectations of Hana while also meeting the scheduled timeline needed to get Hana open to the market.
The Hana team, architects, engineers, and owner’s reps were located in various areas of the country. To make sure long-distance communication and coordination continued to be effective, we employed the Matterport 360 camera. With this tool, we were able to capture weekly walk-throughs of the entire facility on each level. These images were then converted into a 3D “dollhouse” model, where each person on the team could virtually walk through the space as if they were there in person. We also used these Matterport models to help guide weekly meetings, where we could view and discuss specific aspects of the project from all angles in nearly real-time.
