PAM Health, Rehabilitation Hospital Sussex Campus
In partnership with Catalyst Healthcare Real Estate, and through a joint venture between PAM Health and Bayhealth, the LF Driscoll and Warfel Joint Venture (LFD/Warfel JV) successfully delivered the second of four planned acute care hospitals for this group. The new PAM Health Rehabilitation Hospital is designed to support patient recovery from acute illnesses and injuries and features 50 beds, a pharmacy, radiology department, dialysis center, treatment and physical therapy rooms, administrative offices, and a multi-purpose room.
During the preconstruction phase, the LFD/Warfel JV collaborated to develop budgets, a preliminary construction schedule, and a logistics plan covering site clearing, foundation work, core/shell structure, and the facility fitout. When a delay in securing the full building permit arose, LF Driscoll proceeded with site and foundation work to keep the project moving forward. This delay required shifting the EFIS installation to winter, prompting a revised project sequence. Adjusting the schedule to begin EFIS installation later minimized winter exposure,reducing scaffolding and temporary heating needs to control costs related to the delay.
Anticipating delays in the delivery of electrical equipment and generators at the project’s outset, the team devised a plan to set up temporary electrical power for equipment startup and maintain cooling in the building. This approach minimized downtime and ensured a smooth transition when the permanent equipment arrived on-site.
Despite these challenges, our team’s proactive planning and coordination enabled us to deliver the project on schedule and within budget.
