Located in the heart of SoHo, Structure Tone provided construction management services for L3 Capital’s renovation to a 100-year-old brownstone. Located at 61-63 Crosby Street, this 25,000sf modernization and addition took approximately 12 months and resulted in an upgraded five-story building.
In conjunction with the project team, we converted this beautiful landmark building into a high-end commercial and retail space. The vision was to develop unique and creative work environments on the second through fifth floors for office users while the first floor is commissioned for retail.
Our team upgraded and installed mechanical and electrical systems, stairs and elevator, facade repairs, new life safety systems, adjustment of floor elevations, sidewalk vault, and windows. The new fifth floor addition incorporates an outdoor terrace and the sixth-floor level is a green roof. The base building scope of work included a new elevator and two sets of stairs for this previously walk-up only building. We also installed new 1200-amp service, a new sprinkler and water main, and a new VRF Split HVAC system.
