High 5 Games, an independent casino slot game designer, selected Structure Tone as construction manager for their headquarter relocation into One World Trade Center. The build-out took place on the entire 59th floor and a portion of the 58th floor, totaling 88,000sf for 300 employees.
High 5 Games’ design intent was to create a vibrant, unique interior space to stimulate the creativity of their designers and engineers; therefore, the space boasts high-end, colorful and unique prints and finishes to their walls and furniture.
The 59th floor features a showroom for new slot machines, a testing lab, a production bull pen, recording rooms, sound offices and control rooms. The 58th floor features open workstations, one multi-purpose room, conference rooms, an executive lounge, equipment rooms and a reception area. Both floors include kitchen/pantries and all general office areas are open plan with exposed ceilings. We framed and soundproofed all recording and sound rooms and installed raised flooring, which provides an effective sound barrier when new games are developed and tested. Sound baffles were incorporated in the open ceilings, along with light fixtures and fire protection.
Throughout preconstruction Structure Tone pre-purchased long-lead items such as lighting, airside and waterside work, HVAC equipment and a water-cooled split system. Our technical services specialists were actively involved during this phase and accelerated the schedule by including an airside bid to expedite duct work insulation. They also oversaw the pre-purchase of controls and their shipment to manufacturers for faster assembly.
Tight access restrictions to the World Trade Center presented a challenge during construction. Our team efficiently communicated with the consultants and building management for access so that the project was not delayed. The 30-week construction schedule was completed on time and ready for client move-in.
